Overview

This Burnaby project is a strong example of our expertise in designing modern, minimalist, and high-energy-efficiency homes. The clients wanted a forever home that blended aesthetics, functionality, and the flexibility to adapt as their family’s needs evolved. With two young children approaching their teenage years, long-term comfort and smart planning were essential.

Client Objectives

The goal was to create a non-intrusive, modern home that offered high performance, low energy consumption, and long-term adaptability. The clients also wanted the option to include a mortgage helper in the form of a one or two bedroom rental suite. This required thoughtful design to ensure the additional space integrated seamlessly without compromising overall aesthetics or functionality.

Project Challenge

Designing a home that feels timeless and minimal while also accommodating the changing needs of a growing family requires careful planning. Combining a flexible interior layout with a potential rental unit added another level of complexity. The design had to remain cohesive, efficient, and visually clean, while still meeting strict energy performance goals and maintaining harmony with the surrounding neighbourhood.

Our Approach

To achieve these goals, engineering and preplanning became a critical part of the process. We incorporated an Outsulation system to dramatically enhance energy efficiency, weather resistance, and design flexibility. This approach created a highly durable, efficient building envelope while empowering creative architectural expression.


Metal cladding and minimalist design elements elevated the home visually without overpowering nearby structures. The exterior remained modern and striking, yet respectful of the surrounding residential environment. Every design decision focused on delivering long-term functionality, comfort, and performance.

Results

The completed home exceeded expectations across design, comfort, and energy efficiency. The minimalist aesthetic created a calm and uncluttered environment while the Outsulation system delivered superior thermal performance and year-round comfort for the family.


The optional mortgage helper was integrated smoothly into the layout, providing long-term financial flexibility without impacting the flow or beauty of the main living spaces. The clients expressed how the home immediately felt warm, modern, and joyful, and how the design brought a sense of peace and excitement for the future.
